Research and deal flow for Kentucky investors.

We source off-market property, research Kentucky land records and prepare broker price opinions for investors, attorneys and other real estate professionals.

Off-market property

We work with motivated Kentucky sellers before their homes reach the open market. Tell us your buy box, the counties and price range you want, and we'll let you know when something fits.

Title and records research

Current-owner searches, 30-year title examinations and update searches from county land, tax and court records. We cover Fayette and Jefferson counties as standard and other Kentucky counties on request.

Broker price opinions

Market valuations prepared by a licensed Kentucky real estate professional using closed comparable sales, for lenders, asset managers and investors.

Title and records research reports are for informational purposes only. They are not title insurance, a title commitment, or a legal opinion of title, and they should be reviewed by a licensed Kentucky attorney before you rely on them. A broker price opinion is not an appraisal and may not be used as an appraisal. Nothing on this page is an offer to sell real estate or any security.

Common questions

What is a current-owner (O&E) search?

A current-owner search, also called an ownership and encumbrance (O&E) report, identifies who holds title to a property today and the mortgages, liens and judgments recorded against it during that owner's ownership.

What is a 30-year title exam in Kentucky?

A 30-year title exam searches the county records back about 30 years, to the first full-value purchase deed at or before that point, and reports every owner, mortgage, lien, judgment and release found in that period.

Is a title search report the same as title insurance?

No. A title search report is for informational purposes only. It is not title insurance, a title commitment or a legal opinion of title, and it should be reviewed by a licensed Kentucky attorney.

Is a broker price opinion the same as an appraisal?

No. A broker price opinion (BPO) is a market-value estimate prepared by a licensed real estate professional from comparable sales. It is not an appraisal and may not be used as one.
